Colliers International Brings Downtown Greenville Office Building to 100% Capacity

With arrival of The Harpe Agency, 105 N. Spring Street is now one of the only downtown office buildings to be fully occupied.

Brantley Anderson and Taylor Allen, Brokerage Associates with Colliers International | South Carolina, represented the landlord, HTI Properties, LLC, in leasing the final suite at 105 N. Spring Street.

The Harpe Agency, an Allstate agency, joins Human Technologies Inc, Smoak Public Relations and First Community Bank to round out the tenant mix at the office building located in Greenville’s Central Business District (CBD).

“It’s beneficial to have these tenants together,” said Allen. “There is a strong possibility for adjoining uses between a bank, a staffing agency and now an insurance agency.”

After being awarded the leasing assignment in May 2017, Colliers International was responsible for bringing in credit ten

ants, increasing rents and extending terms. Prior to Colliers’ involvement, the space was filled with short-term tenants paying below-market rents.

mented with HTI to attract these tenants has improved the building’s position in the market. We’re pleased with the success of this strategy, as now this is one of the only fully-leased buildings in the competitive downtown market.”

Anderson and Allen are both members of the Colliers office brokerage team, specializing in landlord and tenant representation throughout the Greenville-Spartanburg-Anderson region of South Carolina.
