Graycliff Capital Announces Waterleaf at Old Franklin, Upscale Multi-Family Development

by GroundBreak Staff Report on July 19, 2021

Greenville, SC-based Graycliff Capital Partners, LLC (Graycliff Capital), a leading developer/owner in the multi-family sector, announces its newest multi-family development, Waterleaf at Old Franklin, a luxury apartment community positioned in the heart of Southeast Nashville, Tennessee. Waterleaf at Old Franklin is currently leasing with units available immediately.

Only 11 miles from downtown Nashville and five miles from the airport, Waterleaf at Old Franklin is a 363-unit, Class-A residential community in Antioch, Tennessee, offering studio-, one-, two- and three-bedroom floor plans, as well as two-bedroom carriage homes, and resort-style amenities.

“Graycliff deemed Antioch an ideal area to develop a high-end, multi-family community given that Nashville’s metro area is among the top 10 fastest-growing in the nation, and Southeast Nashville is undergoing rapid demographic and economic growth,” said Paul Aiesi, partner at Graycliff Capital. “Residents of Waterleaf at Old Franklin will enjoy the best of apartment and urban living in Nashville from an unbeatable location – an easy commute to downtown Nashville and the airport, while just minutes away from ‘lake life’ and all that goes with it.”

Waterleaf at Old Franklin consists of eight garden-style residential buildings, two residential buildings with elevators (four stories each), four “carriage house” residential buildings with attached parking, and an upscale community clubhouse featuring a top-floor Sky Lounge with oversized balcony. Designed with open-concept kitchens, nine-foot ceilings and high-quality finishes, all units include Energy-Star stainless steel appliances, white cabinetry, and granite countertops. Other special features include wood-inspired luxury plank flooring, large walk-in closets, ceiling fans, and in-home washers and dryers.

Community amenities include a 24-hour fitness center with yoga and cycling rooms; resort-style, saltwater swimming pool with sundeck; and poolside cabana with outdoor fireplace. A noteworthy attribute is the Artist’s Lounge, a sound-insulated space where residents can practice musical instruments, write songs, or even record their own podcasts. Additional amenities include dog park and pet wash stations, and turf courtyard with seating and games.

Graycliff Capital in the Southeast and Beyond

Graycliff has developed multiple luxury apartment communities across the Carolinas in recent years, including three popular Upstate South Carolina developments – Cotton Mill Apartments and Waterleaf at Neely Ferry in Simpsonville, and Waterleaf at Keys Crossings in Greenville. Recent acquisitions include Reserve at Asheville in western North Carolina, and The Ironwood Apartments in North Augusta, S.C.

Coastal developments in the Carolinas include Waterleaf at Leland near Wilmington, North Carolina, Waterleaf at Murrells Inlet in South Carolina, and Waterleaf at Battery Creek in Port Royal, South Carolina. Graycliff continues to identify opportunities for new communities within the Carolina markets, which are experiencing a significant in-migration population boom. The migration to the coast is driven by its moderate climate, diverse economy, and abundant lifestyle amenities – attracting both millennials and baby boomers alike to relocate.

Over the past decade, Graycliff’s geographic reach has extended beyond the Carolinas to other parts of the Southeast, including Tennessee.

Graycliff’s newest development in Tennessee, Waterleaf at Old Franklin, supports the needs of the fast-growing Nashville region, known for its robust regional economy focusing on healthcare publishing, banking, transportation, entertainment, and higher education. In addition to Waterleaf at Old Franklin, Graycliff’s recent and current Nashville-area communities include The Standard at White House.

Beyond the Southeast, Graycliff’s portfolio also includes multi-family communities in the Mid-Atlantic region, as well as Ohio and Pennsylvania. In 2020, Graycliff entered the Salt Lake City (Utah) market with two acquisitions.
