Balfour Beatty Supports Charleston’s Regional Growth Through Key Project Deliveries

by Balfour Beatty on April 13, 2026

Balfour Beatty continues to make significant progress on several key projects in the Charleston area, reinforcing the company’s commitment to delivering exceptional buildings for clients and the local community. Leveraging expertise across adaptive reuse, mixed-use, hospitality, multifamily and senior living market sectors, Balfour Beatty is delivering and transforming spaces that reflect the region’s growth and vibrant character.

The recently completed, The Charles project introduces a new level of luxury living to Charleston’s waterfront district. The 66,250-square-foot multifamily development features 15 three-story townhomes and eight residential flats across three buildings each designed with distinctive details such as historical cast stone, brick and decorative wrought iron railings. Developed by The Beach Company, a long-standing local client, the project reflects both companies’ shared vision for creating unique spaces that enhance the city’s vibrant character.

Balfour Beatty also completed Seafield’s at Kiawah Island, the first luxury Life Plan Community in the Kiawah and Seabrook Island area providing senior housing in the region. The 360,000-square-foot facility includes luxury housing made up of one-, two- and three-bedroom residences as well as assisted living units.

Seafield’s at Kiawah Island introduces a roster of interactive lifestyle offerings including concierge services, a Technogym-designed fitness center, resort-style swimming pool, wellness and yoga studio, a state-of-the-art theatre, library and tech bar, a bistro and multiple dining options. Additionally, the project features a first-of-its-kind, in-house medical clinic operated by the Medical University of South Carolina (MUSC Health).

On Charleston’s Upper Peninsula, Balfour Beatty is partnering with Asana Partners, a retail real estate investment firm and a repeat-client across Balfour Beatty’s national footprint, to redevelop Pacific Box into a vibrant mixed-use destination. Scheduled for completion in Q2 2026, the 221,600-square-foot adaptive reuse project transforms historic warehouse spaces into curated retail, dining and office environments, further enhancing the city’s thriving creative and culinary scene.

Upgrades to Pacific Box include delivering exterior aesthetics with new premium stone cladding and storefront glass, new retail facades to bring more natural light, enhancing the central courtyard and turf areas for year-round programming for kids and adults and more.

Additionally, Balfour Beatty continues to progress on the construction of the Emanuel Nine Memorial. Delivered on behalf of the company’s repeat-client, The Beach Company, the project honors the legacy of the Emanuel Nine and reflects the company’s dedication to creating spaces that inspire and unite communities.

“Charleston is a market where our team’s expertise and commitment truly shine. From adaptive reuse and mixed-use developments to hospitality, multi-family and senior living communities, these projects reflect our reputation as a trusted partner. We look forward to continuing our relentless efforts in delivering exceptional results for our clients and communities here,” said Jeff Sandeen, President of Balfour Beatty’s Carolinas operations.

Balfour Beatty remains focused on sustaining growth and fostering strong partnerships in the Charleston area. The company’s skilled project teammates and local trades are committed to taking on new projects that address regional growth, in addition to being Relentless Allies to its clients and local community in providing the infrastructure that shapes the future of the vibrant city of Charleston.
